New state parking law: What it means for Renton

In 2025, the Washington State Legislature approved the Parking Reform and Modernization Act (ESSB 5184). Renton has more than 50,000 residents (we’re at about 109,700), so we’re required to update our commercial and residential parking regulations to match these new statewide standards.

We must update our regulations to comply with these new statewide standards by January 2027. What this means:

  • We cannot require more parking than the state allows.
  • For new development, developers can still choose to build more parking based on project needs and market demand.
  • Parking requirements will still vary based on project type, size, and state standards.

These changes do not affect ADA parking requirements or existing developments, unless future changes or redevelopment are proposed.

The city’s role

Here’s what we are responsible for:

  • Updating the Renton Municipal Code to comply with state law.
  • Reviewing development applications using the new parking standards.
  • Exploring ways — within state limits — to support parking needs.

We understand these changes may cause challenges. If you want to talk in person about this new state parking law, stop by our booth at the Renton Farmers Market (233 Burnett Ave S) every other market Tuesday from 3 to 7 p.m.
