Slurry seal is a cost-effective preventative maintenance treatment that helps preserve the life of road pavement. It coats the pavement with a layer of emulsified asphalt mixed with fine rock to seal the road surface from the harmful effects of water infiltration and the sun, extending the life of the pavement from five to ten years.

Where is slurry seal applied to?

Roads are selected for preventive maintenance based on the age of pavement and on-site inspection by city staff. In the past, mostly low-volume non-arterial streets have been slurry sealed. 

What should I expect?

Everyone who lives on or operates a business on the blocks identified by the city that need to be slurry sealed will receive a flyer one week prior to the actual work. The notice will include the expected schedule and details about what to expect when the slurry seal treatment is applied.

Up to three days before work begins, "No Parking" signs will be posted along the impacted street.

On the day of the slurry seal, you can expect:

  • On-street parking will not be permitted on the selected blocks.
  • The street must be closed for approximately eight hours after completion to provide the best result.
  • During this time, you will not be able to drive, park, or walk on the new road surface for up to eight hours. If cars are still parked on the street when the crews show up to work, cars will be towed. Residents, businesses and workers will need to park vehicles on a nearby street that is not being slurry-sealed that day.

Pedestrians and pets should keep off the slurry seal material until the street is reopened for traffic because the emulsion that has not cured is challenging to remove from clothing, shoes or paws.

You may receive a notice for tree trimming, if applicable. We need the right of way clear of obstructions to operate the slurry sealing machinery; we will let you know in advance if this is required.

How long does slurry seal process take?

The slurry seal application process is estimated to take approximately four hours from commencement to completion. The newly applied slurry seal must cure for a duration that allows the street to be reopened to traffic without causing tracking or damage to the surface. The mandatory curing period for the applied slurry seal is four (4) hours. All roads will be reopened to traffic by 5 p.m. on every working day.

How will I access my street while the slurry seal process is underway?

 If your street is marked in the above maps, your street will likely be closed from 9 a.m. on the day of the slurry seal process and must remain closed until 5 p.m., during which time on-street parking and driving are not permitted. While residents, businesses and visitors are also encouraged to avoid walking through the slurry-sealed area until the street reopens, the sidewalks will be open for necessary access during that time.

My vehicle is currently disabled and I’m unable to move it. What should I do?

Please make immediate arrangements to move your vehicle if it's parked on a street marked on the maps above. Unattended vehicles remaining on the street without prior arrangement will be towed.

My street has no sidewalks. How will I get around on foot while slurry seal work is being done? Can I walk on the edges of the street?

While residents, businesses, and visitors are also generally encouraged to avoid walking around the area being slurry sealed until the street reopens, the project crew will clear footpaths for pedestrians if sidewalks are unavailable on the impacted streets. As a reminder, pedestrians and pets should also be careful to keep off the slurry seal material until the street is reopened for traffic because the emulsion that has not cured is difficult to remove from clothing, shoes or paws.


    Is it OK to park my car near the road, as long as it is not touching the pavement?

    On-street parking and driving will not be permitted on selected blocks (marked in the attached maps) on the day of the slurry seal treatment, and vehicles must remain completely off the street/ pavement during this time. If your vehicle is parked near the road but is not on or near the street/pavement, this should be acceptable. 

    The school bus for my child stops on the street to be slurry-sealed. How will you address this?

    The daily schedule prioritizes and fully supports uninterrupted bus transportation for schools. Transportation to and from school will not be impacted.


    Slurry seal work is happening the same day as my garbage/recycling collection. What should I do?

    The daily schedule prioritizes and fully supports uninterrupted garbage collection. Your collection service will not be impacted.


    How will I know if the schedule changes?
